BACKGROUND:
Background
HYR Properties, LLC is requesting approval to vacate approximately 0.180 acres of platted alley rights-of-way associated with 468 Sullivan Street. The request includes 25-foot wide and 15-foot wide alleyways located within Block 20 of the Beauty Spot Orange City Plat.
The applicant is requesting the vacation to combine the properties for future development of a single-family residence. Staff reviewed the request in accordance with Section 74-21 of the Land Development Code, including coordination with the applicable utility providers.
Staff finds that the vacation will not adversely affect access to surrounding properties and that the alleyways are not necessary for use by the traveling public. Staff recommends approval of Resolution No. 2026-86.
