BACKGROUND:
Background
This item was tabled at the November 18, 2024, City Commission Meeting. The applicant is requesting to rezone 36.46 acres of land along the North Normandy Boulevard Corridor, situated south and east of the I-4 Logistics Park IPUD, within the Activity Center, from Single-Family Residential (R1-AA) to Mixed-Use Planned Unit Development (MPUD). The proposed development will include a mix of warehouses, office space, retail, and 320 multi-family dwelling units. Approximately 52% (19.26 acres) of the MPUD will be designated for light industrial, office, or retail uses.
The rezoning falls within the designated Activity Center, where the Comprehensive Plan requires that land be designated as a Planned Unit Development (PUD). The applicant has worked closely with both Volusia County and City staff to ensure that the MPUD will foster job creation while also providing new housing options, promoting a live-work-play environment within the area.
